Jeff Harper, CFA, Principal

Jeff is the founder of Foxfield. His primary responsibilities include heading the acquisition and leasing teams. He has transacted on over $1 billion of real estate and more than 60 deals, in multiple product types and locations with a high concentration in single- and multi-tenant industrial buildings—most recently sourcing and closing acquisitions in an 18-state territory at at STAG Industrial Inc. (NYSE: STAG), the leading relative value investor in the single-tenant industrial sector. Jeff graduated from Saint Louis University with a Bachelor of Science in Finance and International Business. He also holds a Master in Real Estate Development (MSRED) from the Massachusetts Institute of Technology and is a current CFA Charterholder.

Nick Eddy, Asset Manager

Nick is responsible for the leasing, construction and project management across the Foxfield portfolio.  He brings a strong knowledge base from nearly ten (10) years of experience in accounting, asset management, and construction management at First Winthrop, Winthrop Management and Calare Properties. Nick received his BA in Economics from the University of Massachusetts Amherst (‘04).

Karl Dykstra, Acquisitions

Karl is responsible for underwriting and analyzing investment opportunities. He is also involved in supporting capital-raising efforts. Prior to joining Novaya Ventures, Karl was an analyst at Goedecke & Co., a Boston based real estate finance firm. Karl received his BS in Finance from Siena College (’12).

Walter Cabot, Analyst

Walter is responsible for assisting with the underwriting of investment opportunities, due diligence, market research, and the capital raising efforts. Prior to joining Novaya, Walter worked at SMC Management, a multi-family development firm. Walter received his BA from Bates College ('13).

Jeff Theobald, Principal

Jeff works across all business lines, supporting both real estate operations, capital-raising (debt and equity) activities and oversees Foxfield’s day-to-day operations, in addition to his responsibilities as Principal of Novaya Real Estate Ventures. Jeff has extensive finance and real estate experience through stints at State Street Bank and Trust and most recently, Taurus Investment Holdings. During his career he has developed over 1 million square feet of warehouse/distribution space and has transacted over $500 million of commercial and residential real estate in the US, Canada, Argentina and Turkey. Jeff received his BA from Tufts University (’03) and his MBA, summa cum laude, from the F.W. Olin School of Business at Babson College (’11).

Shawn Hawthorne, CPA, Asset Manager

Shawn is responsible for managing the firm’s real estate investments, including oversight of the financial results, property management, leasing, and capital improvement programs. Shawn is also actively involved in the firm’s financial infrastructure and efficient and accurate reporting to investors over the growing portfolio. With nearly ten (10) years of experience in accounting, finance, and asset management at KPMG, Fidelity, and Pembroke Real Estate, Shawn brings institutional knowledge and a strong analytical foundation to support Novaya’s continued success.  Shawn received his BS from Babson College (’06) and his MS in Accountancy from the F.W.Olin School of Business at Babson College (’06).

Devin Santili, Asset Management Associate

Devin is responsible for supporting the management of the firm’s real estate investments, including financial results, property management, leasing and capital improvement programs. Prior to joining the firm, Devin was an Asset Manager at Boston Capital. Devin received his BS from Bentley University (’15) and a Certificate of Real Estate Finance from Boston University (’18).

Deal Profile: Vacant or partially vacant, below-market rents or lease-rollover, short to intermediate term sale-leasebacks, expandable buildings, redevelopment, distressed assets, non-performing loans, or covered land plays.


Deal Size: Typically $5 - 25 MM, no maximum
